The Tale of Rowland Oakes: Walkthrough

Adelaide Oakes wants to talk to you about her uncle Rowland, who she fears is in trouble. Meet her in the Transfiguration Courtyard, and she'll mark on your map his campsite just outside the Forbidden Forest. When you get there, you'll find Goblins have taken over the camp, so defeat them all and pick up Rowland's journal and map up off the floor.

The map will direct you to Korrow Ruins, which is west of your current position. There'll be an army of goblins to defeat when you arrive, so fight your way through and head inside the ruins. In there, fight your way through the next couple of enemy groups until you find Rowland locked up on the other side of a door. He wants you to find his wand to unlock the door, so double back to a large round metal door in a previous room.

To open the door, go up the stairs to the left of it and follow the path round to the left to a boiler. Cast Incendio on it and you can return to the door to open it. On the other side, defeat all the Goblins in the area and head into the smaller room on the right to find Rowland's wand. Return to him with it and talk to him after to complete the Side Quest.
