Artefact #3: Isaac's Mandate

After the moment on the roof of the school, where you steal the "Wolves' sh*t" and hide from reinforcements, enter through the metal door and head immediately to the right. You'll find the Artefact sitting alongside some radio equipment.

Trading Card #1: Cardio

Shortly after you see the WLF truck arrives with multiple soldiers and dogs, you'll have to jump from the rooftop to an apartment's balcony. Once you're in the living room, jump over a fallen down shelf and enter the bedroom with a four monitor setup. Opposite is a bed with a chest of drawers to the left of it.
